POLICIES

CHECK OUT prior to 10:00 a.m. CHECK IN from 3:30 p.m. to 6:00 p.m.

In order to allow adequate time to prepare cabins, we are unable to accommodate early arrival or late check-out. Guest must reserve the night before and/or after reservation in order to guarantee the cabin is available prior to 3:30pm on arrival date or after 10:30am for departure.  Prior arrangements must be made.

NO FIREWORKS PERMITTED

YOUR CABIN INCLUDES

Bed linens, full kitchens with microwave, coffee maker, coffee filters, toaster, oven and range, charcoal grill, and private patio.

PLEASE REMEMBER TO BRING

Bath and Pool Towels, Paper Towels, Charcoal, and Personal Toiletries. These items are not furnished in the cabins. Items are available for purchase in the resort store.

HOUSEKEEPING:

Daily housekeeping is not provided. Guests are expected to leave dishes clean, and accommodations in the same condition (with normal usage) as found at arrival. All personal effects, food and debris must be removed from the rental prior to check-out. Dish cleaning supplies are provided, and cleaning products will be provided upon request. Cabins are professionally sanitized and all bed linens are changed in between guests. Charges begin at $50 per half hour if excessive cleaning is required. Registered guest will be held responsible for cleaning charges or damages.

MAXIMUM OCCUPANCY

MAXIMUM OCCUPANCY per unit is based on comfort and safety. All children are included. Cabins with sleeper sofas can accommodate ONE additional person, and Lake House units each may accommodate TWO additional people. A charge of $15 per person will be applied to each night. There is no charge for children under the age of 4. Prior approval is required for additional guests. Daily guests may also be permitted with prior approval. Daily guests are welcome to enjoy the resort amenities, and the charge is $10 per person per day. Resort facilities are for registered guests only, and daily guests may not be permitted during quiet hours between 10PM and 8AM.                                                               

DEPOSITS and PAYMENTS:

Deposits of 35% of your lodging total will be requested for each reservation. Deposits ensure that the reserved cabin will be available by 3:30p.m. on the arrival date, and held for the total duration of the scheduled stay. Guest will be responsible for the total balance due for the reservation at arrival. Primary guest must be over the age of 21, and must have a valid credit card. Credit card will remain on file for additional charges applied during your stay. Security deposit may be required for large groups, and reservations which do not have a credit card.

CANCELLATIONS and REFUNDS:

ALL DEPOSITS ARE NON-REFUNDABLE. Deposits may be partially transferred if cancellation is made more than 62 days prior to your arrival date, and only if the entire original reservation is re-booked. Subject to a 25% processing fee. Transferred reservations must be of equal or greater value, and scheduled at the time of cancellation. We do not request full payment until arrival. Prepaid balances over and above the requested deposit will be subject to a 10% fee for refund, and will be forfeited if reservation is canceled within 31 days of arrival. WI-FI service is a complimentary amenity, and service is not guaranteed. There are no refunds for loss of WI-FI service, poor weather, early check-out, or cancellation for any reason during your stay.

PET POLICY:

Dogs are welcome with prior approval. Some restrictions apply. See Pet Policies.

SMOKING POLICY:

ALL INDOOR SPACES ARE NON-SMOKING. Smoking is permitted outdoors only.  Minimum $250 Fee

MINIMUM NIGHTS STAY:

Exceptions may be made within one week of arrival where availability permits. Additional charges for cleaning will be applied to all short stay reservations.

  • 7 Night Minimum: (June thru August) All reservations from the first weekend in June through the first weekend in August are booked for 7 nights. These Reservations begin on Saturday or Sunday, depending on the cabin. If available, a 4 night minimum charge will apply for all 1, 2 or 3 nights stays during this season.
  • 3 Night Minimum: Reservations from April 1st to June 5th and August 5th to October 31st are based on a 3 night minimum. Holidays during the off-season in November and December are based on a 3 night minimum.
  • 2 Night Minimum: (Off-Season) Excluding Holidays, All off-season reservations before April 1st and after October 31st are based on a 2 night minimum.

Dogwood Acres Resort is a privately owned property, and we reserve the right to refuse service to anyone. We will not be held liable for accident or injury to guests; or, for loss of money, property, or valuables of any kind.
